What makes Port Douglas so different?

The Dynamics of Supply and Demand

• Port Douglas is on a peninsula, surrounded by water and National Parks on
three sides and by cane fields, which can never be subdivided, on the other.

• The Douglas Shire has restricted medium density development to just seven
   blocks between Port Street and Mowbray Streets.

• Medium density zoning is limited to three storeys.

• Almost all available, appropriately zoned land is currently being developed.

• The price of residual land has escalated by about $10,000 per unit site in the
past 8 months with consequential increases in unit prices.

• Shortages of labour in the local building industry together with the increased
   costs of materials has added a further 8 - 10% to the price of new units.

• Unit prices will further increase after 1 July due to the GST.

• Tourist numbers in Port Douglas are increasing by around 22% per annum.
